Making an Offer on a Home?

Carefully review the information below when purchasing a foreclosure or bank-owned property from Marcus Shirley of Bottom Line Home Realty Services.

The homes listed are bank-owned, REO properties.
All buyers must pre-qualify with a Mortgage Lender.
If this is a Wells Fargo listing, all buyers must pre-qualify with Wells Fargo. Buyer does not have to use Wells Fargo, but they must pre-qualify with them.
If buyers chose to go with their own lender upon acceptance, we must have a signed pre-approval letter from a direct lender confirming that income, employment, and funds to close have been verified and the lender has reviewed a merged credit bureau report confirming credit worthiness. It MUST HAVE lender contact information including name and telephone number.





Proof of funds for all cash offers.
We must also have a copy of the earnest money *** Upon acceptance, either the listing broker or the sellers attorney will be required to hold the earnest money and it must be CERTIFIED FUNDS only, please.
After inspection period, earnest money becomes NON-REFUNDABLE
Closing to be at sellers' preferred closing attorney.
We will be required to have a written loan commitment 10 days prior to closing.
Seller does charge a per diem fee to extend the close date, if buyer requests an extension, these fees will be required up front before seller will consider extension.
Inspection periods are for 7 days *** No exceptions and no extensions *** In some cases buyer may be required to connect utilities at buyers expense. If this is the case, buyer should begin making the arrangements immediately upon acceptance.
Property is sold AS-IS *** Mark contract accordingly *** No disclosure provided.
It may take 2-5 days to get a response from the seller regarding offers.
Bank addendums may not be changed or altered in any way - PERIOD.
Please Note: When you select your closing date, the seller will still expect everyone to close
on-time - even if it takes several days to get things back and signed.
